Social Housing Long-Term Lease
Objective
Commissioned by the Client to source and secure an equity investment partner for the New Beginnings Social Housing Fund.
Challenges
Familiarising institutional equity investors with Irish social leases which were new to the market, identification of investors who would back the promoter, a new entrant in the commercial property market, forecasting sufficient pipeline for growth.
Process
International off-market sourcing process was run with selected equity investment partners who we identified as being parties with capital allocated into this type of asset class, partnering discussions and familiarisation process with the underlying leases and cashflows.
Outcome
Secured an equity partner for a total investment of €70 million.
Timeline
5 – 7 Year target hold period – exit through refinance or sale.
